3 Things You MUST Have in Your Investment Property

If you own an investment property here in ___________ (city/town).

Or maybe you’re thinking of buying an investment property here in the next 12 months.

There are 3 things you’ve gotta have in your investment property that will make it sooooooo much easier for you to get a great tenant (and a great return on your investment too!)

Now, obviously, aside from the legal and safety requirements for an investment property, here are the ____________ (NUMBER OF) things you need:

Number 1 – Air Conditioning

If you want to find a great tenant and keep them over this Summer, you need to have air conditioning in your property.  In fact, we find that properties in __________ (CITY/TOWN) with air conditioning tend to rent in ________ (NUMBER OF DAYS) on average, compared to properties without air conditioning that take closer to __________ (NUMBER OF DAYS) to rent.

Number 2 – Neutral Colour Scheme

While it can be tempting to throw a feature wall in Pantone’s colour of the year… But please don’t!  Sure, the colour might be trending, but it’s actually easiest to get higher rent prices when your investment property has a neutral colour scheme.

If you really want to use some trending colours in your investment property, ask your property manager to organise virtual furniture in your marketing photos and include pops of trendy colours in there.  That way, you won’t be making permanent colour decisions in your actual décor.

Number 3 – Street Number

This might sound silly, but not every house or apartment is clearly marked with their street number!

And in a world of working from home and online shopping, it’s very important that your property is clearly labelled with your street number.  In fact, if it’s not, you might be missing out on good quality tenants!

So, check your letterbox, or your apartment building to make sure that the number is clearly visible.

Number 4 – Up to date handles

Regardless of how old your kitchen or bathroom is, doing a quick update on your cupboard handles make ALL the difference to the feel of these two rooms.

So, check the handles in your investment property and get them replaced with up to date (and affordable) alternatives to make your kitchen and bathroom look fresh and modern.

Number 5 – Outdoor lighting.

Now, this doesn’t mean you need fancy outdoor lights, or even sensor lights that switch on when someone walks past.  You just need to have some kind of lighting to help you tenants get from their car to their front door.

If you own an investment property in a modern apartment complex, you’re probably all sorted with this one. But if you own a free-standing house and your garage or carport is separate to the house, you want to have some kind of lighting to help your tenants safely get inside at night.

Number 6 – Easy-care gardens

Whether you have a huge backyard, or a tiny little courtyard, you want to make it easy for your tenants to care for the gardens.  In fact, if you have really fancy gardens, this can discourage tenants from applying for your property.  They’re just worried that they won’t be able to look after your gardens well.

So make your gardens easy to care for OR include a gardening service as part of the lease agreement!
